Why 30 nights is the floor

Charlotte, like most cities, draws its regulatory line at 30 days: below it a stay is lodging, above it it is a rental. Staying on the right side of that line is what lets this be a straightforward, HOA-clean arrangement with a written agreement rather than a nightly booking.

It also changes what you are legally taking. A stay under 90 days for vacation or leisure falls under North Carolina’s Vacation Rental Act; a stay for work or relocation is a residential tenancy under Chapter 42 instead, with the protections that carries. We paper it accordingly rather than pretending a three-month work assignment is a holiday.

If you need fewer than 30 nights, a hotel is genuinely the better answer and we will say so.

Booking direct, and what that saves

The same house is listed on Airbnb. Booking here instead removes the platform’s guest service fee, which on a multi-month stay is not a rounding error — it is a meaningful share of a month’s rent.

It also removes the platform from the middle of every conversation. The agreement, the invoice your employer needs, the question at nine on a Sunday night — those come to the owners directly.

What is the minimum stay?
Thirty nights. There is no maximum — several months is normal and a year is fine.
Is it month to month?
After the initial term, yes. Give thirty days’ written notice whenever you are ready to go.
Can I hold dates before my plans are confirmed?
Yes, free, for seven days. Tick the box on the application and those nights come off the calendar while you confirm. No card, no commitment — if it falls through the hold releases itself.
Do you run a credit check?
No credit-score threshold. Every adult staying verifies their ID, and we ask where you are working. That is the screen.
Can two or three of us split it?
That is what three bedrooms and three and a half baths are for. Everyone eighteen or older is named on one agreement, verifies ID, and gets their own door code.
How far in advance do I need to book?
Seven days is the earliest move-in we can take, so the place can be turned over and the paperwork done properly. Further out is easier on the calendar.
