Insurance placements · ALE
Displaced, and the carrier is paying: housing in Charlotte from 30 nights.
If fire, water or storm damage has made your house unliveable, your policy almost certainly covers somewhere else to live while it is repaired. This is a whole furnished three-bedroom townhome for that — invoiced to the carrier or the adjuster, so you are not funding your own displacement while a claim is processed.
5.0from 26 stays on AirbnbWhat ALE actually covers, in plain terms
Additional Living Expense is the part of a homeowner’s or renter’s policy that pays for the gap between the life your house supported and the one you can live while it is being repaired. Most policies express it as a percentage of the dwelling limit, or as a period of time — commonly 12 or 24 months — and the two together set the ceiling.
The principle behind it is "comparable": the carrier owes you somewhere of a broadly similar standard to what you lost, not the cheapest room that technically has a bed. If you were displaced from a three-bedroom house with a kitchen, a washer and a garage, a single hotel room is not comparable, and a three-bedroom house is exactly the argument.
The part people miss is that ALE typically covers the *increase* in living costs rather than the whole amount — your normal mortgage or rent does not stop being yours. Ask your adjuster to confirm in writing what is covered before you commit to anything, including this.
None of the above is insurance advice, and we are not licensed to give any. It is what we have learned taking these placements, and your adjuster and your policy are the authority.
What we give the adjuster
A placement stalls on paperwork far more often than on the house. Everything here is available the same day it is asked for.
- A W-9
- From Stay Haynes LLC, on request
- An itemised invoice
- Monthly, with the rate, fees and any tax broken out — not a card receipt
- A signed agreement
- Named occupants and dates, before anyone moves in
- Direct billing to the carrier
- The displaced family does not front the rent and wait for reimbursement
- A comparability statement
- Bedrooms, baths, square footage and amenities, written for the file
- Certificate of insurance
- If the carrier’s process requires one
- Flexible end dates
- Repairs overrun. Extending is the same rate with no new application
Hotel, apartment, or a house
The three options an adjuster will usually weigh for a displacement of a month or more.
| Two hotel rooms | This townhome | |
|---|---|---|
| Family of four | Split across a partition wall | Three bedrooms, 3.5 baths |
| Meals | Every meal bought out, and claimed | A full kitchen — the food line drops |
| Laundry | A service, or coins down the hall | Washer and dryer in the unit |
| Pets | Frequently refused outright | Up to two, service animals free |
| Children and school | No space to do homework | A dedicated workspace and a living room |
| Lodging tax | Charged for the whole stay | Zero at 90 continuous nights, saving 16.25% |
| The invoice | Two folios, monthly, per room | One itemised invoice |
On a displacement that runs past three months the tax exemption alone is usually the difference between a house and a hotel room in the carrier’s maths.
Renovation displacement, where nobody is paying but you
The same house works for a renovation you are funding yourself, and the calculation is simpler: you are already paying for the work, so the housing has to stop being a second crisis.
What matters most on a renovation stay is that the end date is a guess. Kitchens overrun, permits slip, and a fixed-term rental that expires two weeks before the work finishes is how people end up moving three times. Extending here is the same rate with no new application, and we hold the place for thirty days past your end date while you find out.
Being ten minutes from most of Charlotte also means you can actually visit the site, which is worth more than it sounds when there are decisions to make weekly.
Questions
- Will you bill my insurance company directly?
- Yes. We invoice the carrier or the adjuster monthly, itemised, with a W-9 on file, so the displaced family is not fronting the rent and waiting on reimbursement.
- How quickly can we move in?
- Seven days is the earliest, so the house can be turned over and the agreement papered properly. If your situation is more urgent than that, ask anyway and we will tell you straight away what is possible.
- What if the repairs take longer than expected?
- They usually do. Extending is the same rate with no new application and nothing about the agreement restarts, and we hold the place for thirty days past your end date.
- Can we bring our pets?
- Up to two, with one pet fee for the stay. Service animals are always welcome at no charge. Being displaced is hard enough without rehoming an animal.
- Is a whole house going to be approved?
- That is between you and your adjuster, and the word that matters is "comparable" — a policy generally owes you something of a similar standard to what you lost. If you were displaced from a three-bedroom house we will write the comparability statement for your file.
- What is the minimum stay?
- Thirty nights. For a shorter displacement a hotel is genuinely the better answer.
