Three bedrooms is the point for a project team
Three bedrooms, three and a half baths, and a full kitchen means a crew of three is housed for $3,300 a month total — about $1,100 a head — instead of three hotel rooms at commercial rates, each with its own folio and its own per-diem argument.
Everyone gets a private bedroom and, in practice, a private bathroom. There is a dedicated workspace and wifi that holds a video call, a washer and dryer in the unit, and a two-car garage so nobody is expensing parking.
For an insurance or renovation-displacement placement, the same maths applies to a family: a whole house with a kitchen and laundry beats two adjoining hotel rooms for anything longer than a fortnight, and the adjuster sees one invoice.
The tax line matters more on a corporate booking
North Carolina charges 16.25% in combined sales and occupancy tax on accommodation and exempts stays of 90 or more continuous days entirely. On a corporate placement that is a real number — the difference between a 60-day and a 91-day booking is not just thirty-one nights of rent.
If the assignment is likely to run past three months, booking it as one continuous 91-night stay from the start is cheaper than booking 60 and extending. We will flag it on the quote either way rather than letting it be discovered at reconciliation.

- Yes. We issue an itemised monthly invoice to the company with a W-9 on file, and the employee never fronts the rent.
- Do you take net-30 terms?
- Tell us your terms when you enquire and we will say plainly whether they work. First month and the setup fee are due before move-in; the months after that are flexible.
- Can we house more than one employee?
- Yes — three bedrooms, and every adult staying is named on the one agreement and verifies ID. That is the normal arrangement for a project team.
- What is the minimum term?
- Thirty nights, which is shorter than most corporate housing providers will take. Ninety-one nights is the sweet spot because it is exempt from NC lodging tax.
- Is this an agency or a broker?
- Neither. Stay Haynes LLC owns and operates the property. There is no third party and no markup.
- Can the employee extend?
- At the same rate, with no new application. We also hold the place for thirty days past the end date while an extension is decided.
